Client: Private Highland Estate
Project: Wind Energy and Battery Storage Development
Overview
Paton & Co acted on behalf of a private Highland estate to negotiate and manage agreements for several large-scale renewable energy developments, including wind energy and battery storage projects.
Our role began at the early stages of the project, advising the landowner on the opportunities and potential long-term implications of renewable development on the estate. We negotiated heads of terms, option agreements and long-term leases with developers, ensuring that the estate’s commercial and land management interests were fully protected.
Throughout the process we provided strategic guidance on site access, land use considerations, and the integration of the developments within the wider estate operations.
Our Involvement
Our work included:
Negotiating heads of terms, options and lease agreements with renewable energy developers
Advising on commercial terms, rental structures and revenue arrangements
Managing relationships between the estate, developers and professional advisers
Overseeing construction access and infrastructure considerations
Advising on compensation agreements and operational monitoring
Outcome
The project successfully secured long-term revenue streams for the estate, providing financial stability while supporting the transition to renewable energy generation.
By carefully structuring agreements and overseeing the development process, we were able to:
Protect the estate’s long-term land management interests
Manage potential operational and legal risks
Ensure compliance with statutory and regulatory requirements
Integrate the renewable developments alongside the estate’s wider rural business activities
This project demonstrates how strategic advice and careful negotiation can enable landowners to benefit from renewable energy opportunities while safeguarding the long-term value and integrity of their land.
