Your tenancy agreement sets out the terms of your rental and explains:

We ensure all agreements are clearly explained before signing and are always happy to answer questions so you feel fully informed.
Your deposit will be protected in line with current legislation in either Scotland or England, depending on the location of the property.
This means:
Your deposit is securely held within a government-approved scheme
It cannot be unfairly withheld
It will be returned at the end of your tenancy, subject to the property being left in good condition and in accordance with your agreement
Full details of the relevant deposit scheme will be provided at the start of your tenancy.
Where we manage a property we aim to ensure that every property we manage is safe, well maintained and compliant with current standards.
If a repair is required:
Report it promptly using our recommended contact method
Provide clear details (and photographs if possible)
We will arrange for an appropriate contractor to attend
Emergency repair guidance and out-of-hours contact details will be provided when your tenancy begins.
During your tenancy, you are responsible for:
Paying rent on time
Keeping the property clean and well cared for
Reporting maintenance issues promptly
Respecting neighbours and the terms of your agreement
We carry out periodic inspections, giving appropriate notice, to ensure the property remains in good condition and to address any concerns early.
Before you move in, you will receive:
A detailed inventory and schedule of condition
Confirmation of deposit protection
Information about utilities and council tax
Key contact details for maintenance and support
We recommend reviewing the inventory carefully and raising any queries at the outset of the tenancy.
When your tenancy comes to an end:
Provide notice in accordance with your agreement
Ensure the property is cleaned and returned in good condition
Remove all personal belongings
Return all keys as instructed
After the final inspection, your deposit will be processed in line with the relevant deposit scheme.
