New Year, New Home…

Thinking about moving in 2024? Patrick Paton from Paton & Co Estate Agents recently shared some tips in the Scottish Field Magazine on what to consider if planning to sell your home in the New Year.

1. First thing to consider is that people are often buying into a lifestyle as much as a property, so showcase your home in the best light – literally. Give your interior a refresh by decorating any tired walls, making rooms feel as big and bright as possible, and add lighting or mirrors to any dark corners. Choose neutral wall colours as this will make it easier for viewers to imagine their own belongings within the space.

2. Declutter, whether that means removing and storing bulky items of furniture that make rooms feel cramped, or clearing away the everyday ‘stuff’ that we all collect. If you’re unsure what to remove, ask us. Simple tweaks can make a big impact.

3. If you have a ‘to do’ list of small repairs you’ve been meaning to get round to, now is the time. Fix any holes in walls, cracked tiles or broken door knobs, so there’s nothing to distract viewers as they look around.

4. Many consider the kitchen to be the most valuable room in a property – particularly as it’s a big investment for a buyer to upgrade. If your kitchen feels tired, replacing dated cabinetry doors or worktops will give this space a fresh aesthetic.

5. Look outside: does the exterior need a fresh coat of paint, either on the walls or windows? Make sure the garden is tidy and trim back any overpowering bushes or hedges that make the space feel smaller or block light from the house. Pay particular attention to the entrance and front door. It’s a cliché to say that first impressions count, but they do.

6. Finally, when considering an agent, choose someone who understands your local market and don’t be fooled by the lowest fee – or the highest price. Ensure that your agent uses a professional photographer, and also that they handle all viewings. An experienced agent knows how best to highlight your home and answer any questions.
